There’s not a big worry about whether the bridge will flood or still stand as there may be if you bought on Fripp Island, since St. Helena is before Harbor Island, Hunting Island and Fripp Island, which all experienced some flooding during recent hurricanes. If you build up on the lot with a house plan with multiple stories that has a captain watch tower that is 60+ feet in the air, you will have river, sound and ocean views! Coffin Point Plantation is 7 miles from and on the way to Hunting Island State Park, which is voted one of the top undisturbed/natural beaches in the USA. This is an incredible beach, with Hawaii being one of the only other states where you can lie peacefully in your hammock under oaks and palms and watch the ocean waves roll ashore. It also has a calm back river / lagoon to learn paddle boarding and kayaking. You can climb the historic lighthouse. You can ride your bike to the park from the plantation and enjoy incredible sea views along the way.
This McTeer Drive lot is rated for a flood zone, which isn't uncommon here in the Lowcountry, but the lot hasn’t experienced a major storm surge to the owner's knowledge, even during the multiple hurricanes that have visited the Lowcountry region over the past 6-8 years, one during a king tide. This gem of a lot may have less headache and significant exposure to storm events when compared to a direct waterfront lot, yet it’s still close to a beach access and you can still enjoy those pretty sunrises and sunsets. There’s public water availability, and future private septic system required here. There’s fiber cable / internet available here! There’s an HOA membership which is optional, and fees are only $60/year!! You cannot camp or put a trailer / modular home / temporary structure on the property. Please see the attached covenants and restrictions. Homes must be single family homes. No rentals less than 30 days allowed. Please Note that the HOA wharf/dock mentioned in the covenants was removed and no longer exists. The HOA and covenants are not super restrictive here, unlike many other areas. There’s a lot of flexibility to build what you want, as long as it blends in with the community. There is No time limit on when you build after acquiring the lot. There are horses allowed and there’s horse boarding nearby so that you can ride your horse along the dirt roads or beach of the plantation.
It’s been said that St Helena Island is a little bit like the "Martha's Vineyard of the South'' except you don't have to take a ferry to access it. It is also home of the historic Gullah people and it has plenty of popular restaurants, cafes, historic farms / farmer’s markets and it's a short trip to Lady's Island where the Walmart, Publix, Harris Teeter and fast food chain restaurants are located. St. Helena is a very large rural island that takes about 30 minutes or more to get from one side to the other. The Historic Fort Fremont military installation is located near the Lands End area and there’s a public beach access with parking. This is on the opposite side of the island from Coffin Point Plantation beach. There are also historic church ruins on the island also. The local fire station is located nearby off Sea Island Parkway. St. Helena is just a short trip to historic downtown Beaufort's waterfront park area where you and the kids can enjoy playing, having yoga class on the lawn overlooking the bluff, or swing in one of the many porch swings overlooking the river after dinner and ice cream. Beaufort has a small town feel with everything you really need, including plenty of schools, churches, and healthcare options. There are multiple marinas and public boat ramps in the area. There are two military bases, a VA hospital and national military cemetery located here, with the Blue Angels air shows scheduled annually. Beaufort is also home of the annual Beaufort Water Festival.
